1. Should I sell my HDB first or buy my next home first?
Sell-first protects you from ABSD and clarifies your real budget but compresses your search. Buy-first gives you more time to find the right home but means paying 20% ABSD upfront and selling your HDB within 6 months to claim remission. The right answer depends on your cash position, loan eligibility, and how confident you are about finding a buyer at your price. I run both scenarios with your real numbers.
For Singapore Citizens buying a 2nd residential property, ABSD is currently 20% of the purchase price. If you sell your HDB within 6 months of the new property’s completion (or OTP date for resale), you can apply for full ABSD remission. Rates are higher for PRs and foreigners. I’ll confirm the exact rate for your status in our session.
It depends on your lifestyle priorities and 10-year financial plan. Condos offer facilities and capital appreciation potential but cost significantly more in monthly outgoings. Larger HDBs and ECs deliver real space upgrades at lower total cost. We compare both with actual cashflow projections, not generic advice.

Affordability is decided by TDSR (Total Debt Servicing Ratio) capped at 55% of gross income, your CPF balance, and your HDB’s expected sale proceeds. Most upgraders find their realistic ceiling is higher than they think, or lower than the showflat agent suggested. We find your real number first.

This is the risk that catches buy-first upgraders. If your HDB doesn’t transact in time, you forfeit the ABSD remission. That’s why pricing your HDB correctly, and starting the sale process before you exercise the OTP on your new place is critical. I plan this calendar from day one.

You can, but most upgraders find it cleaner to use one agent who’s accountable for the whole sequence. The risk with two agents is that nobody owns the timing, and the timing is where the money is won or lost.
