Affordability is decided by TDSR (Total Debt Servicing Ratio) capped at 55% of gross income, your CPF balance, and your HDB’s expected sale proceeds. Most upgraders find their realistic ceiling is higher than they think, or lower than the showflat agent suggested. We find your real number first.
5. What if my HDB doesn't sell within the 6-month ABSD window?
This is the risk that catches buy-first upgraders. If your HDB doesn’t transact in time, you forfeit the ABSD remission. That’s why pricing your HDB correctly, and starting the sale process before you exercise the OTP on your new place is critical. I plan this calendar from day one.
6. Do I need a separate agent for selling and buying?
